Also known as Credit with Real Estate Guarantee, it is the smartest credit modality for those who own assets.

In the United States and Europe, mortgaging the house to get cheap money is a common practice. In Brazil, we call it Home Equity or CGI (Credit with Real Estate Guarantee). The logic is simple: by offering a property (residential or commercial) as collateral for the operation, you reduce the financial institution's risk to practically zero. As a reward, the bank offers the lowest interest rates and the longest terms on the market.

Unlike real estate financing where the money is "tied" to the purchase of another asset, in Home Equity the resource is free. The money lands in your account and you do whatever you want with it: pay expensive debts, renovate, travel, invest in your company, or realize a consumption dream. It is the best way to make your assets "work" for you without having to sell them. You continue to live in or rent your property normally, while it guarantees access to transformative capital.

Frequently Asked Questions (FAQ)

1. Does my property need to be paid off?

Not necessarily. If the outstanding balance is low (e.g., owe R$ 100,000 and it's worth R$ 500,000), we can do an "Intervening Quitter" operation: the new credit pays off the old debt and gives you the difference (change) in hand.

2. Do you accept third-party property?

Yes. It is possible to use the property of parents, siblings, or partners as collateral, provided they agree to appear in the contract as "guarantors".

3. What property documents are needed?

Basically the Updated Registry (Matrícula) and IPTU. The property must be regularized at the registry office (with Occupancy Permit recorded, if it is a house).

4. How long does it take?

The process involves engineer evaluation and registration at the registry office. On average, from the start to money in the account, it takes 20 to 40 days.

5. Can I sell the property later?

You can. If you decide to sell the property during the contract, the buyer pays the outstanding balance to the bank to release the guarantee and pays the rest to you. It is a simple process.
